Lynx has been mandated a Total Facility and Property Management contract with Arabia Insurance in Lebanon for all Hard and Soft Services. The relationship provides Arabia a “one-stop-shop” service for all their FM and property needs with significant cost saving whilst ensuring Lynx’s optimum support to enhance the lifespan of their assets. Lynx’s FM services cover Arabia’s Headquarters in Beirut in addition to their Branches across Lebanon and include the following:
 

  • Capturing Assets into CMMS
  • Providing Condition report with snags, solutions and criticalities
  • Facility Management with in-house resident team for maintenance of Hard Services
  • Total Subcontractor management including elevators, security system, UPS, etc…
  • Technical support 24X7 covering preventative and corrective maintenance calls
  • Property Management providing administration of tenants, budgeting and committee management
  • Security guards 24X7 to the Headquarter
  • Janitorial team operating with different shifts to minimize operation interference
  • Pest Control Program
  • Secretarial Service as Resident Operator for Front Desk
  • In addition Lynx is covering the Property Management of the Headquarter including: 
  • Committee Meeting Management and follow-up
  • Budget preparation and Management
  • Property Management Administration
  • Property Manager audit
  • Tenant communication in reference to Service Charges and Budget
  • Payment approval mechanism to Subcontractors
  • Legal & Administration support
  • Collection and Bank Reconciliation
  • Reporting (Monthly Cash flow and Yearly Profit & Loss statement)
