The 1,100,000 sqm real estate project is centered around nature and healthy living with a projected careful mix of cafes, restaurants, shops, residential components, allotted plots, clubhouse, boutique hotel, golf course, equestrian center and other amenities.
LYNX Facilities Management is working closely with FFA Real Estate, the AHLAM Team, designers, subcontractors and various Consultants namely URBI, POLYPOD, RAFIC EL KHOURY & PARTNERS etc to define the particular Facility Management requirements for their project in Faqra consisting of:
 
  • Infrastructure network for the allotment section of the project
  • Village Project composed of various chalets, F&B outlets and ancillary services
  • Village Clubhouse containing pools, spa and sports facilities
  • Ball courts composed of outdoor tennis and basketball facilities
  • Fully serviced equestrian centre 
  • Golf course & Golf Clubhouse
 
LYNX’s FM mandate is to ascertain the Proof of Concept and design the Facility and Property Management Strategy covering:
 
  • Operation & Maintenance for Hard Services covering infra maintenance, all MEP systems, CCTV, Control rooms, BMS, Elevators, Boilers, FA, Generators etc
  • Soft Services covering Janitorial, Security, Landscaping, Pest Control & Housekeeping
  • All Manpower Costs and Related Costs 
  • Preliminary budgets for Preventive Maintenance Contracts
  • Estimate Other Operational and Capital Expenditure Costs 
  • Estimate Costs of Spare Parts & Consumables
  • Estimate Energy Consumption
  • Methodology for Supplier and Subcontractor Management
  • Analysing in-house VS outsourced FM services
  • Determining Management & Administrative requirements 
  • Presenting the FM Concept, Costs and Shared service methodology
  • Estimating Project Maintenance Budgets for different components of the resort
